Located at 910 Santa Fe Drive in Denver, Nine10Arts is a community of professional artists that encompass 17 artist work studios, 8 live-work lofts, theGallery, and Studio 6 Coffee. “The primary focus of the gallery is it’s intention to foster creative synergy between art and community by raising social and environmental awareness thru exceptional art.” I recently visited this space and was amazed by their goals to make this a sustainable project through green building principles, affordability, community oriented approaches and innovation.
Architect/ Developer Cheryl Spector & Associates will guide a tour of this LEED Registered, award winning green facility – Nine10Arts. Learn how being green is affordable. Following the tour you can visit with over 18 different artists who have their studios here, drink a cup of coffee, eat lunch in Studio 6 Coffee House or hang out in the Gallery and courtyard.

Green Building:
- Managed construction waste.
- Installed energy efficient systems and fixtures.
- Renovated existing structures, salvaged building materials, and incorporated recycled and natural products.
- Reduced health hazards, waste and airborne pollution through use of materials that contain, and methods that produce low toxicity.
Affordability:
- Passed along low construction costs to artist tenants.
- Restricted a portion of the loft residences to tenants earning 55% of Denver’s mean income or less.
- Optimized energy efficiency through use of long lasting, durable materials that decrease the on-going cost of maintaining the building.
Community Oriented:
- Created a mixed-use community with artist lofts, work studios, coffee shop and gallery.
- Helped revitalize a blighted neighborhood.
- Involved community organizations in construction, events, workshops and fundraisers.
- Encourged visitors to engage with artists through open studio format.
Innovation:
- Created a project unique to the Denver area.
- Used non-traditional building materials.
- Financed project through a combination of public and private entities.
